YOOP: Landlords

Maximising Portfolios for Landlords

As an Architect we undertake regular reviews of portfolios to assess;

1.Increase in portfolio value
2.Increase returns from the portfolio
3.Identify any Development which could produce Above Normal Profits

Increase Portfolio Value & Return
Land is expensive, building is cheap (and easier to finance)
1.Look to increase bedroom numbers and or living space to rental properties.
Across a portfolio of 100 units there are always a number of properties that stand out as being underdeveloped. Couple this with the right location, it will lead to a very positive value to cost ratio.
Development Opportunities
Every now and then you get lucky, an area changes. this can lead to a higher density scenario where you can convert, replace or sell you asset to make a wider site. Above normal profits are possible in these instances.
It’s not regular but when it happens it can provide a big uplift for your portfolio.
